Market overview
Nashville added more than 25,000 new apartment units between 2022 and 2025, putting downward pressure on rents in the urban core (The Gulch, Germantown, SoBro). Suburban markets like Bellevue and Antioch are still tight. The most active large operators in the metro are Greystar, BH Management, and Invitation Homes for single-family rentals. Tennessee has no statewide rent control, but Davidson County does require landlords to return security deposits within 30 days and itemize any deductions in writing.
Top neighborhoods
- The Gulch: Mostly Class-A apartments. Highest concentration of Greystar and Camden product.
- East Nashville: Mix of single-family rentals and small multifamily. Watch for older homes with deferred maintenance.
- Bellevue: Family-friendly suburb. Most rentals here are managed by Progress Residential or Invitation Homes.
