Austin's huge construction pipeline from 2021-2024 finally caught up with demand. Properties from Greystar, Lincoln, and Camden are competing aggressively on rent and waiving admin fees in many submarkets. Texas does not cap rent increases and Austin previously had a local rent registry that has since been pre-empted by state law.
Top neighborhoods
- Mueller: Master-planned community. High-end apartments, lots of Camden and Lincoln inventory.
- South Congress: Eclectic; mix of small landlords and boutique mid-rise apartments.
- Round Rock: Suburban; heavy single-family rental footprint from Invitation Homes and Progress.
